The South Philly Neighborhood page is up and running. You’ll find tons of property info and fun links like the one to the South Philly String Band. (Be sure to turn up your volume before following the link)
Real Estate Statistics for the page are divided up by the 4 zip codes that combine to make up what most people consider to be South Philadelphia. But did you know that in addition to 19145, 19146, 19147, 19148, there’s also the 19112 Zip Code.
Not sure much residential real estate sells down there, which is probably why it’s such a surprise to this bloggin Realtor. Guessing it’s probably mostly industrial stuff? The closest we Space Agents have probably ever come to the 19112 is grabbing our cars out of impound at the Wecaccoecacoecoe Street PPA lot down that way. (Philadelphia Real Estate Agents get a lot of parking tickets)

As such we’re always looking for equally interesting and innovative places to promote these projects. While browsing for a few places to plug “High Street,” Home(scale)’s exciting new project, we stumbled upon NewUrbanMom.com.
The site describes “New Urban Moms” as likely to choose

We got the sense that High Street might be well suited to the lifestyle of the “New Urban Mom” and therefore chose to shamelessly plug both entities here.
High Street is about as Green as Philadelphia Real Estate comes and the Jinogi (Just North of Girard) location works nicely as one of the many current launchpads of Philadelphia’s own “New Urban” movement….

Here below are some statistical graphs that illustrate what’s been going on in the East Falls Real Estate Market over the past 3 years.
- Download Average_asked_to_sold_ratio.png There’s a little bit of room for negotiation if you’re buying property in East Falls. Sellers generally expect to get between 95 and 98% of their Asking Price..
- Download Average_price.png Average Price of Real Estate in East Falls has increased from about $221,000 to $302,000 over the past 3 years.
- Download days_on_market3_years.png It was only taking about a month to sell a property in East Falls back in January of 2006. The market has cooled down a bit since.
- Download Units_sold.png East Falls is a fairly small marketplace, but about 10 properties sell in the neighborhood each month, on average. (Calculation done via a very quick glance at the attached graph :)
