The Man With a (Green) Plan

Michael Nutter has named Philadelphia’s first Director of Sustainability and he didn’t have to go far to find him. You might recognize Mark Alan Hughes’s name from his column in the Daily news or his face from UPENN’s campus or any of the plethora of impressive positions he has held in the region and around the country. For a full resume check out Mr Hughes’s website bio here

It seems that the concentration in his career has been in policy and planning, which is probably why he will double as one of Nutter’s senior advisors. More recently, though, he enrolled in the professional architecture degree program in the School of Design at the University of Pennsylvania- which we hope will translate into city council concentrating on Energy Star and LEED Certified homes. For more information on sustainable homes on the market, visit www.livegreeninphilly.com. With Mayor Nutter’s “Let’s be the Greenest” goal, though, I am sure that is on the agenda.

It’s also good to see we are promoting from within! Seems that Michael Nutter likes to “Buy Fresh Buy Local”, but this guy will cost him- Hughes salary starts at $150K!

Avoid The Catchment If You Can?

Philadelphia Weekly has an article up this week entitled “Catchment If You Can” about the “Real Estate Frenzy” within the Catchment Boundaries for the Sadie Alexander School in University City. The article mentions the fact that many buyers checking out the neighborhood won’t even consider taking a look at properties a few doors outside of the boundaries. We can confirm that this is a true phenomenon, but it doesn’t always make a whole lotta sense.

Some Reasons Not To Buy Real Estate Within UCity’s Penn Alexander Catchment Zone

* As mentioned in Alli Katz’s Philly Weekly article, you’ll save $25,000-$50,000 by buying a few blocks away, on one of the many great blocks outside of the “zone.”

* You don’t have kids, have no use for the Penn supported school, and realize you’ll get a much better deal (price/sq. ft) in University City than you’ll find in the Art Museum Area or Grad Hospital. Plus you like trees. Yay. Trees!

* You do have kids, but still want more house for the money than you’ll find in the Art Musuem Area or Grad Hospital. Plus you find that the Powell School, Private School, or Home Schooling seem like fine options.

* You’re going to be working in Center City and realize that University City in general still offers a much more convenient commute than is available in tiny-house hoods like the Art Museum Area.

* You like to be close to Really Good Beer & Pizza!

* You don’t like the smell of Dirty Diapers on Wednesday mornings. True, the Catchment Area has exploded with the arrival of little stinkers like the one below. If you don’t like the smell of streaky green diapers on garbage day, move a few blocks away…

Queen Village: Neighborhood Insider Look..

I have had the privilege on living in Queen Village for almost 7 years and absolutely love it and am very proud to market it as one of the most desirable center city Philadelphia locations to live.

It is a quaint neighborhood that consists mainly of residential townhomes that are historic as well as more modern contemporary abodes. It exemplifies the classic town living. You could live hear and be within walking distance to Head House Sq(where you can dine, shop, get pampered, drop off at the cleaners and do your banking.) On the weekends, there is a Farmer’s Market that offers fresh produce from local farmers. Stop at the Chef’s Market on the way home if you want to pick up a few last minute groceries.

There are multiple little BYOBs that are affordable featuring mouth-watering cuisine: Hostaria da Elio, Demetris, Cochon, Fitzwater Cafe, Little Fish, Salt & Pepper, Gnocchi, just to name a few. There are plenty of cafes, coffee shops and bars to enjoy a refreshing drink while taking in the surroundings. Some of the best people watching!

I have bought gorgeous fabric on fabric row for tailoring. Come if you are outfitting your home or would like a vast selection to have a dress made for that special occasion. It is also a great neighborhood to raise children. On my block, there are 7 homes with kids under the age of 10 including my 4 year old son. There are parks( Mario Lanza, Seger, Palumbo, Shot tower, Star Garden). Dog Lovers welcome as well!

Early education programs are fabulous and Abundant: Beginnings, Moon Stone, St Peters and Meredith.
