YEAR TO DATE PHILADELPHIA METRO AREA REAL ESTATE MARKET UPDATE

Let’s take a quick look at how the 2008 Philadelphia Real Estate Market compares to that of 2007. The following is excerpted from a TREND MLS Year to Date Report for February of this year. At a glance it appears that things in Philadelphia aren’t as bad as they may be in other parts of the country. For example, the median sold price in Philadelphia County is up from 125k for the first few months of 2007, to 130k in 2008. That said, properties are staying on the market slightly longer (up from 49 days to 53) and the average ratio of Asking Price to Sold Price is down slightly. I
