Cu257, Featured Philadelphia New Construction
April 23, 2008
Cu257 is a five story, 10 unit boutique building in Old City. Each unit is configured with 3 bedrooms and 2.5 or 3 baths. They are about 2,400 square feet, have floor to ceiling windows with great views, private balconies, hi-end finishes, and parking. Kitchens are outfitted with Wolf cooking, Fisher & Paykel drawer-style dishwashers, and a Liebherr 48” refrigerator with built-in wine storage.
What makes Cu257’s units unique are their layouts. You enter from the core of the building and walk through a long gallery hall to get to the living space. This setup is perfect for art collectors who need plenty of wall space to display their artwork. The floor-to-ceiling windows bring in plenty of light and allow spectacular views of the Ben Franklin Bridge. The East units have a long window in the kitchen where the backsplash would be, as well as an equally cool light above the cabinets.
Carpeting is standard in the bedrooms, with hardwoods offered for a $15,000 upgrade. I would opt for the woods, as it will keep the airy theme throughout the property. The kitchen cabinets are a very modern wood grain that I thought would look great with a solid countertop.
Prices start at $899,000 for the first level, topping out at $1,799,000 for a penthouse. Condo fees are low at $.24 per square foot, with all utilities except plug-in electric included. Each unit comes with one garage parking space. If you are looking for a great location, excellent views and a gallery for your artwork, look no further!

Philadelphia Ultra Luxe! 101 Walnut, Open House 2.24.08
February 24, 2008
2008 is bringing a great deal of change to Philadelphia–A progressive new government, the relocation of several major employers to the city, tax cuts, great new restaurants, and top national retailers to Walnut Street. So if Barney’s CO-OP is what’s next in retail, then what’s next in real estate?
For boutique modern luxury, 101 Walnut is what’s next. Located at the intersection of Society Hill and Old City, 101 Walnut offers Philadelphia’s finest new residences and a new take on ultra-luxury living.
As a city with one of the oldest built fabrics in the country, twenty-first century luxury doesn’t always fit so comfortably into Philadelphia’s nineteenth-century structures. Philadelphia’s most prestigious center-city addresses have traditionally been trophy town homes offering incredible facades and storybook settings. But these homes were designed to house large families and often their live-in staff in a very different time. Much of the square footage is lost to a rabbit warren of maids quarters and kids room. Views are generally limited. The tallest and deepest homes are typically the darkest. And for discrete buyers, privacy can be likewise be in short supply.
101 Walnut stands out as a perfect counter-point to these traditional Philadelphia offerings. The location is landmark yet discreet; surrounded by history, yet soaring into a new era. Entering the building, state-of-the-art Siedle security and entry management systems allow for precision and privacy. A gleaming lobby leads to an electronically keyed elevator ensuring secure access to each full floor residence. Each residence offers a generous elevator lobby with dramatic double doors—a perfect transitional space to ensure absolute privacy.
The initial impression upon entry into the living area is nothing short of jaw dropping. High ceilings and expansive spaces reveal the generous scale of the unit. The floor-to-ceiling windows open onto Philadelphia’s most stunning view. Encompassing 270 degrees of horizon and sky, 101 Walnut’s unique location offers unobstructed views of the Delaware River, Philadelphia’s ever-growing skyline, and three states. Generous, indulgent public spaces flow into stunning bedroom suites. Expansive kitchens feature designer Poggenpohl cabinetry and Miele appliances. The bathrooms are easily the finest in the city, fitted with ultra-luxe Dornbracht fixtures, and offering dramatic western views toward City Hall. Further, each residence features two over-scaled terraces–one servicing the public spaces and one servicing the master.
While 101 Walnut may be what’s next, it may not be available much longer. This new landmark for modern ultra-luxury has only a select few units remaining.

Reduce Your Carbon Footprint Fishtown Style!
February 13, 2008
The amount of carbon dioxide you give off during your everyday life is your carbon footprint. Everybody leaves one, but some are worse then others. It is important to be conscience of our actions and how they effect the environment. In addition, we can take actions to offset our production such as planting trees and preserving green space. The website www.Carbonfootprint.com is a great reference. It has a Carbon Calculator to help you determine the amount of Carbon Dioxide your daily activities produce. The site provides many tips for reducing output as well as interesting services, such as purchasing a tree to be planted overseas.
